How Long Does It Take to Replace a Flat Roof or a Pitched Roof in Chicago?

For a traditional pitched roof with asphalt shingles, most replacements take between one and three working days. This includes full tear-off, installation, and cleanup. The timeframe can shift depending on roof steepness, height, and access around the building. In Chicago, it is very common to have tight side yards, sometimes only 36 inches between homes. Limited access slows down tear-off, material handling, and cleanup, which can add time to the project.
Flat roofs generally take longer than pitched roofs. On a 2,000 square foot flat roof, the typical timeframe is closer to three to seven working days. Flat roofing is more labor-intensive and often involves removing multiple layers, installing insulation such as polyiso, and then installing the final membrane. Setup and logistics also matter. Another major factor is how “cut up” the roof is. In roofing terms, a simple open roof with very few penetrations moves much faster than a roof packed with HVAC units, skylights, doghouses, vent pipes, and other rooftop obstacles.
