What Keeps Rainwater From Treating My House Like Its Favorite Hangout Spot?

A low-slope roof needs more than a fresh layer of roofing to do its job properly. For this project, the existing roofing layers and damaged flashings will be removed so the roof can be inspected and prepared for a new modified bitumen roofing system (durable roof covering that helps prevent water from getting into the property)

The existing clay coping will be carefully saved so it can be reinstalled after the work. Any damaged plywood or roof substrate will be replaced as needed, giving the new roofing system a stronger foundation. Because putting a new roof over weak decking is basically like building a mansion on a cracker—not exactly a great long-term plan.

Next comes the protection underneath. A self-adhering base sheet will be installed, followed by new Poly ISO insulation (heat-blocking layer placed under the roof to help control indoor temperatures) The insulation will be tapered where needed to help create the proper slope for water runoff. After all, even a low-slope roof needs to tell rainwater, "Keep moving!"

New rooftop ventilation stacks will also help improve air circulation, while pitch pans and pourable sealant will protect areas where HVAC lines and wiring pass through the roof. All roof penetrations will be properly prepared and sealed to help prevent water from finding an unwanted entrance.

:bulb: Roof TriviaDid you know? A low-slope roof isn't actually supposed to be perfectly flat. Proper slope helps water move toward drains and scuppers instead of sitting on the roof like it just found its forever home.

The new smooth modified bitumen membrane (smooth, waterproof roof layer that helps keep rainwater out) will cover the roof surface and extend over the parapet walls, creating a continuous protective layer. New gravel stops and counterflashing will also help protect vulnerable roof edges and wall transitions. To finish the project, an aluminum silver coating will be applied over the new membrane. Its purpose isn't to stop leaks or simply make the roof look shiny—it is designed to help protect the membrane from UV rays.

:sunny: Another Quick TriviaThink of the aluminum coating as sunscreen for the roof. It doesn't magically fix leaks, but it helps protect the membrane from the sun's UV exposure.

From the roof deck and insulation to the membrane, flashing, ventilation, and protective coating, every layer has a job. The goal is simple: build a roofing system that works together to protect your home from Chicago's rain, snow, heat, and everything else the weather decides to throw at it.

At Anchor Point Roofing, the Best Roofing company and top-rated roofing company, we believe a proper low-slope roof replacement is about more than making the roof look new. It's about giving every layer a purpose—Making it harder for water to turn your home into its next hangout spot. :house::rain_cloud:
